August 2017 Ann Watley Real Estate Market Summary Report

The Greater Victoria BC Real Estate Market  

According to the latest August report released by the Victoria Real Estate Board there are 2000 active listings in region. In fact the number hoovers around the 1921 active listings. Not a large number when considering the size of the region and the number of households.

 

The median house price ($759,000) is 14.3% higher in 2017 than it was in 2016. By all indications, homes are selling faster and for more money. A low listing inventory and an increase in the average selling price indicates the Greater Victoria Region is in a "SELLERS MARKET." Give me a call for a free market evaluation of your home.

For many people in business, travel and access to transportation services is a key component when selecting an area to live in. For big business, air travel is an everyday consideration as they may have to access international markets at any given moment. So, when CNN recognizes the airport in Sidney as a quality transportation hub the entire Victoria Regional District wins.

"Oak Bay does outshine others in ways that are hard to match, scoring fairly high on criteria such as having a robust economy, high wealth and incomes, home affordability, low taxes, being transit friendly, health accessiblity, low crime and weather."


When the media highlights one area of the Great Victoria Region, all areas win. We experience this "domino effect" as Realtors when showing homes to buyers. For example, buyers start looking at homes in the Oak Bay region, but as they view more and more homes expanding their search, they end up buying in another region as their needs are highlighted and they become more and more educated in the market.

A recent article shared the results of the Agents Choice awards. The awards are voted on by travel agents. Realtors, including myself, on occassion meet with travelers who after exploring our region have decided they would like to buy a home. When travel and real estate meet, it creates a positive environment and an economic win-win for the south island.
